Larger homes, complex roof shapes, or projects requiring deck repair may take 2–3 days. Commercial flat roof replacements vary by size — a 5,000 sq ft roof typically takes 3–5 days.
Key signs you need replacement: the roof is over 20 years old; you’ve had multiple repairs in the last 2 years with recurring leaks; widespread granule loss in gutters; shingles curling, buckling, or missing across large areas; soft or sagging decking; or estimated repair cost exceeds 30% of replacement cost. It handles freeze-thaw cycles exceptionally well, has a 20–30 year lifespan, and costs less than TPO. 60-mil TPO is best for energy-conscious owners — the white membrane reflects heat and reduces cooling costs. With proper maintenance: EPDM — 20–30 years; TPO — 20–25 years; Modified Bitumen — 15–25 years. A silicone recoat at years 10–15 can add 8–12 more years to any of these systems. Without maintenance, expect to lose 30–40% of that lifespan — NJ freeze-thaw cycling is particularly hard on unmaintained flat roofs.
Water pooling 48+ hours after rain is a drainage problem — not normal. It typically means a clogged drain or scupper, inadequate slope, or a depression from insulation compression. Leaks around HVAC equipment on flat roofs are almost always caused by failed curb flashing or deteriorated sealant at the curb-to-membrane joint. HVAC technicians frequently access these curbs without resealing. The fix is re-flashing the curb and resealing all penetration edges with professional-grade sealant. Annual inspection after each HVAC service visit prevents recurrence.

Signs it’s time to replace gutters: visible cracks, holes, or rust spots; gutters separating at seams or pulling away from the fascia; persistent sagging even after cleaning; peeling paint or water stains on the home exterior below the gutters; water overflowing during light rain; and fascia board rot behind the gutter. Standard aluminum gutters typically last 20–30 years in NJ with proper maintenance.
Yes — significantly. Clogged gutters cause water to back up under the shingle layer at the eave, leading to rot in the roof decking and fascia. In winter, they contribute directly to ice dam formation. Over time, the added weight of debris-filled, water-logged gutters also pulls them away from the fascia, creating gaps that allow water into the wall cavity. Warranty Questions
Coverage, plans, and service calls
Every installation includes a manufacturer material warranty (GAF and Owens Corning offer lifetime limited warranties on qualifying shingle installs; Elevate and Mule-Hide offer 20-year system warranties on EPDM) and our own workmanship warranty covering installation quality. Ask about enhanced warranty programs — as preferred installers we can access longer terms than standard contractors.
Yes — most manufacturer warranties from GAF, Owens Corning, Elevate, and Mule-Hide require documented annual professional maintenance to remain valid. Our written inspection reports satisfy these requirements. Without maintenance records, many warranty claims are denied. This is one of the most important reasons to have your roof inspected annually.
A manufacturer warranty covers defects in the roofing materials themselves. If the shingle or membrane fails prematurely due to a production defect, the manufacturer covers replacement. A workmanship warranty covers the quality of installation — if a leak develops because of how the roof was installed (not a material defect), the contractor covers the repair. Always ask for written copies of both before signing any roofing contract.
