A residential shingle failure is obvious, you see missing shingles after a storm. A flat roof failure is not. Water enters at a membrane seam, travels horizontally across the deck, and shows up on a ceiling 30 feet away. By then, the insulation is saturated, the deck may be rotting, and the repair cost is 10× what a routine inspection would have caught.
New Jersey’s freeze-thaw cycle is particularly hard on flat roofs. Water penetrates micro-splits in aging EPDM or TPO at the seams and around penetrations, freezes and expands, then opens larger cracks when it thaws. This cycle repeats 30-50 times per NJ winter. Without quarterly inspections, those micro-splits become active leaks by spring.
